  • Can you address routine maintenance on my investment property?

    Birch Management has a full array of qualified, licensed, and insured vendors to take care of all of your property's needs.

  • Do you provide preventative maintenance?

    Birch Management has an all encompassing preventative maintenance program.

  • Are you capable of performing capital improvements?

    Birch Management has the relationships to handle virtually any improvement to your investment property, in fact our sister company Birch Development, Inc. carries an unlimited NC General Contractor's License.

  • How are my tenant's funds handled?

    Birch Management deposits all funds received immediately, maintaining images of all instruments as part of the tenant records. All funds are held in an insured Trust account for your piece of mind. We will gladly show you bank statements in person at any time.

  • How do you screen your contractors?

    Birch Management only uses licensed, qualified, and INSURED contractors to perform work on your investment property. The use of un-insured contractors is not tolerated!

  • What are your leasing policies and procedures?

    Birch Management has very strict conditions as to who we approve for our clients' properties. All of these policies are in our prospective resident brochure to prevent any questions.

  • What type of lease do you use?

    Through our years of experience, we have developed our own proprietary lease that protects the landlord far better than the standard form lease. A sample is on our website.

  • Do you require insurance by your residents?

    Yes! Our lease contains a provision that requires all of our residents to maintain renter's insurance. We also provide information to our residents several times prior to occupancy.

  • Do you enforce the terms of the resident lease?

    Birch Management ensures that all terms of the lease are adhered to by both parties and takes corrective steps when necessary.
